In person or on a call with our founder Les, we’ll talk through the key details: your budget, your space, how you live, and what the end result should feel like. We’ll explain how our process works, what to expect at each stage, and where we can add the most value. You’ll leave the call knowing exactly what happens next.
If the scope makes sense, we’ll arrange a visit to your property. After that, we’ll prepare a detailed ballpark budget — including build costs, design work, structural input, and project management. No vague ranges — just a clear sense of where you stand, so you can decide if you want to proceed.
Our architectural designer Milena or a member of our design team will carry out a 60-minute full measured survey, using laser tools and digital mapping to capture every detail. These measurements form the foundation for your drawings — accurate, reliable, and ready for planning and structural design.
Our architect will create a full set of proposed drawings, showing layouts, elevations and materials. These aren’t just pretty pictures — they’re practical, buildable plans. We’ll walk you through the designs, take on board your feedback, and refine everything before submitting for planning.
We handle the full planning submission on your behalf, including drawings, documents, and any required statements. If the property is listed or in a conservation area, we’ll coordinate with specialists. We’ll also speak directly with planners to give your application the best chance of success.
Our structural engineer steps in here, producing calculations and load-bearing designs that match your plans. Whether it’s steels for an open-plan layout or reinforcements for a new storey, this is where we make sure it all works safely — and affordably — in the real world.
We pull together a detailed cost breakdown, timeline and work schedule. You’ll know exactly who’s doing what and when, with no last-minute surprises. Health & safety compliance is managed throughout, and we stay hands-on from day one to final handover. It’s a managed build — not just a collection of trades.
Here’s where the work begins. Les and the team take the plans and make them real — from groundworks to roof tiles, joinery to finishes. We use a tight-knit crew of builders, plus trusted subcontractors where needed. The site stays clean, secure and well-managed, with clear updates each week.
Once the main work is done, we handle snags quickly and properly — no dragging things out. We do a full walkthrough with you to catch any small issues, and we don’t call it finished until you’re happy. The space is deep-cleaned, keys are handed over, and your warranty and documents are all in place.
